This decision is subject to the following conditions:
The site proposed an extension at first floor up to the boundary with the neighbouring property. Due to the close proximity of the two-storey element of the neighbouring property; the proposed extension would result in the loss of the space first floor between the two properties. This would result on the loss of the visual gap and cramped form of extension to the detriment of the character of the street scene. This is considered to be contrary to the adopted Supplementary Planning Guidance for Household Extensions and policies GD2, SUR3, SUR5 and SUR9 of the Wychavon District Local Plan Review First Deposit.
Due to the close proximity of the first floor extension to the boundary with the adjoining property. It is considered that the proposed extension will adversely impact on the first floor bedroom window of the neighbouring property in terms of over dominance. This proposal is considered to be contrary to the adopted Supplementary Planning Guidance for Household Extensions and policies GD2, SUR5 and SUR9 of the Wychavon District Local Plan Review First Deposit.
Notwithstanding the above reasons for refusal, it is considered that the details as submitted are insufficiently accurate to ascertain whether the proposed development can be wholly accommodated within the applicants' own land.
