This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.
   
   Reason - To preserve the amenities of the locality.

3. No sound amplifying equipment shall be installed or used in the premises which, when operated, is audible outside the premises.
   
   Reason - To protect the amenities of the locality.

4. The first floor balcony area hereby approved shall not be used by members of the club or other members of the public between the hours of 21.30 hours and 08.00 hours unless otherwise agreed in writing by the Local Planning Authority.
   
   Reason - To protect the amenities of residents in the locality.
