It is considered that, due to the shape and frontage width of the plot, the erection of a dwelling, of the scale and bulk proposed, would represent over development of the plot, which would be harmful to the character and appearance of the area. The proposal is therefore contrary to Policies H8 and H21 of the adopted Wychavon District Local Plan and policies GD2 and SUR3 of the Wychavon District Local Plan Review First Deposit.
Due to the shape of the plot, it is considered that the dwelling, in the position proposed, would have a cramped relationship with the adjoining property to the west. As a result, the development would appear unduly dominant and adversely affect the amenities of the occupiers of the adjoining property to the west through loss of light and privacy. The proposal is therefore contrary to Policies GD2 and SUR5 of the Wychavon District Local Plan Review First Deposit.
