This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  3. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.

  4. The accommodation hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the main dwelling known as 'The Cottage', Oldfield Lane, Ombersley, Worcs.

    Reason - To preserve the amenities of the locality and to ensure that the building does not become severed from the main dwelling or used as a separate unit of accommodation in an area of open countryside where new dwellings would not normally be permitted.

  5. No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include:

    the planting of a hedge along the north edge of the building hereby approved a schedule of plants noting species, plant sizes and proposed numbers and densities a program of implementation

    Reason - In the interests of visual amenity and to enhance the amenities of the locality and to ensure the satisfactory development of the site.

  6. All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the completion of the development or first occupation/use, whichever is sooner; and any trees or plants which may within a period of five years from the completion or occupation/use of the development, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species unless otherwise agreed in writing with the Local Planning Authority.

    Reason - In the interests of visual amenity and to enhance the amenities of the locality and to ensure the satisfactory development of the site.

  7. Notwithstanding the provisions of Article 3, Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995, as amended, or any subsequent Order revoking or re-enacting that Order, no further windows shall be inserted in the west elevation of the building hereby approved without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.

    Reason - To preserve the amenities of the locality and adjoining properties.
