This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  3. The dormer window to be installed within the east elevation to serve an en-suite bathroom shall be fixed closed and obscure glazed and shall remain so at all times.

    Reason - In the interests of the amenities of the neighbouring property.

  4. Notwithstanding the provisions of any Town and Country Planning General Permitted Development Order no additional windows or other openings shall be constructed at first floor within the east elevation of the extension hereby approved without prior written approval of the Local Planning Authority.

    Reason - In the interests of the amenities of the neighbouring property.

  5. This permission hereby granted shall be implemented only in lieu of and not in addition to the part of the planning permission granted by decision notice W/99/0739 dated 21st July 1999 which refers to the erection of a conservatory to the front (south) elevation of the property as identified on drawing number P/230/02A dated May 1999.

    Reason - To prevent an overdevelopment of the site in this green belt location.
