This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the originally submitted plan(s) and to the amended block plan and elevations received on 9th June 2003 and floor plans received on 19th June 2003.
Reason - To define the permission.
The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.
Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.
The first floor en-suite window in the side (south-west) elevation of the extension hereby approved shall be obscure glazed, as shown on the amended plans received on the 9th June 2003, and shall remain as such in perpetuity. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, or as subsequently amended, no further openings shall be inserted at first floor level into the side elevation, without the prior approval of the Local Planning Authority to an application on that behalf.
Reason - To preserve the amenities of the occupiers of adjoining properties.
Before any other works hereby approved are commenced, the construction of the widened vehicular access shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

The front boundary marker across the frontage of the application site, together with any planting within 2 metres thereof, shall not exceed a hight of 750mm above the level of the adjoining carriageway.

The development hereby permitted shall not be brought into use until the parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and shall thereafter be retained and kept available for the parking of vehicles at all times.
