This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The bed and breakfast annex hereby approved shall only be operated as part of the bed and breakfast business run from Crop Vale Farm, Smokey Lane, Cropthorne, and not as a separate commercial activity.
Reason - To prevent sub-division of the site which could lead to intensification of use of the site and detrimental impact on car parking provision and the character of the area.
The premises shall be used for bed and breakfast accommodation and for no other purpose, including any other purpose in Class C1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification.
Reason - To preserve the amenities of the locality.
The timber boarding on the exterior of the bed and breakfast annex hereby approved shall be stained in a colour to be agreed in writing with the Local Planning Authority before the development is commenced.
Reason - To ensure that the development is visually satisfactory.
The development hereby permitted shall not be brought into use until the turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
