This decision is subject to the following conditions:

  1. Application for approval of reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. The development hereby permitted shall be begun either before the expiration of:

    (a) five years from the date of this permission

    or

    (b) before the expiration of two years from the date of approval of the last of the reserved matters to be approved, whichever is the later.

    Reason - In accordance with the requirements of Section 92(2) of the Town and Country Planning Act 1990

  2. Approval of the details of the siting, design and external appearance of the building, and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced.

    Reason - This permission is in outline only and further details of the reserved matters are required to ensure satisfactory development.

  3. No development shall take place within the area indicated (this would be the area of archaeological interest) until the applicants, or their agents or successors in title, has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation which has been submitted by the applicant and approved in writing by the Local Planning Authority.

    Reason - To protect archaeological interest on the site.

  4. Before any other works hereby approved are commenced, the construction of the vehicular access shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

    Reason - In the interests of highway safety.

  5. Prior to the first occupation of the dwelling hereby approved space shall be laid out within the application site for the parking and turning of vehicles to comply with the Council's standards. The parking and turning areas shall be properly consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall not thereafter be used for any other purpose than the parking and turning of vehicles.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  6. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.
