The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory.
The precise floorslab levels of the new dwelling, relative to the existing development on the boundary of the site shall be submitted to and approved by the Local Planning Authority prior to the commencement of the development.
Reason - In order to ensure that the overall appearance of the development is satisfactory.
The permission shall relate to the amended plan(s) dated 19th May 2003 and no other.
Reason - To define the permission.
The living accommodation hereby approved shall be incidental to the use of the guest house at 82 High Street, Broadway and shall not be occupied as a separate and unassociated unit of accommodation.
Reason - To ensure the satisfactory development of the site without prejudice to the amenities of the locality.
