This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The tiles to be used on the external surface of the roof to the extension hereby permitted shall match those used in the original building.

    Reason - To ensure that the proposed works are executed in materials which harmonise satisfactorily with the existing building.

  3. Prior to any building works being first commenced, a sample of at least four bricks to be used, to provide a representative range of colour, shall be submitted to and approved in writing by the Local Planning authority.

    Reason - To ensure that the proposed works are executed in materials which harmonise satisfactorily with the existing building.

  4. The first floor rear bathroom window on the south elevation shall in the first instance and on any subsequent occasion be obscurely glazed and thereafter permanently retained unless otherwise agreed in writing by the Local Planning Authority.

    Reason - To preserve the amenities of adjoining properties.

  5. The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
