This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the amended plan(s) dated 4th June 2003 and no other.

    Reason - To define the permission.

  3. The bathroom and en suite windows on the first floor south elevation and the toilet window on north elevation shall be obscured glazed and maintained in this form in perpetuity.

    Reason - To preserve the amenities of adjoining properties.

  4. The landing window on the first floor north elevation shall be obscured glazed and fixed prior to occupation and thereafter maintained.

    Reason - To preserve the amenities of adjoining properties.

  5. The two dining room windows on the south elevation shall be provided and there after maintained at a cill height of not less than 1.73 metres above the finished internal floor level.

    Reason - To preserve the amenities of adjoining properties.

  6. Notwithstanding the provisions of Article 3, schedule 2, part 1 classes A, B, C, E to the Town and Country Planning General Development Order 1995, or any amendment or any order revoking or re-enacting that order, no extensions, or shed/garages shall be erected, or windows, roof lights, dormer windows or other form of opening shall be installed or otherwise provided within the roof slope, gable ends, wall of the dwelling hereby approved without the prior consent in writing by the Local Planning Authority.

    Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.

  7. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  8. Details of the surface materials of roads, paths, parking areas and other hard surfaces, shall be submitted to and approved by the Local Planning Authority before development commences.

    Reason - In order to ensure that the overall appearance of the development is satisfactory.

  9. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  10. Within three months of the commencement of the development hereby approved, the site shall be adequately fenced on its side boundaries to a height of 1.80 metres in accordance with the details to be submitted to and approved, in writing, by the Local Planning Authority before any of the work is commenced.

    Reason - To preserve the amenities of adjoining properties.

  11. The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  12. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  13. There shall be no raising of ground levels within the River Avon floodplain.

    Reasons - To ensure that there will be no increased risk of flooding to other land or properties due to impedance of flood flows and/or reduction of flood storage capacity.

  14. The development hereby permitted shall not be occupied until drainage works for the disposal of foul sewerage have been carried out in accordance with the details to be submitted to and approved by the Local Planning Authority in writing.

    Reason - To ensure that the development is provided with a satisfactory means of drainage, and to reduce the risk of creating and exacerbating a flooding problem.
