This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality.
The site drainage system shall be laid out in such a manner so as to avoid the possibility of contaminated drainage entering any surface water drainage system or watercourse.
Reason - To minimise the risk of pollution of rivers and watercourses and other surface waters.
The foul drainage from the proposed development shall be discharged to a septic tank and soakaway system which meets the requirements of British Standard BS6297:1983 and which complies with the following:-
a) There is no connection to any watercourse or land drainage system and no part of the soakaway system is situated within 10 metres of any ditch or watercourse.
b) Porosity tests are carried out to the satisfaction of the Local Planning Authority to demonstrate that suitable subsoil and adequate land is available for the soakaway (BS6297:1983 refers)
Reason - To minimise the risk of pollution of rivers and watercourses and other surface waters and to ensure that the soakaway system functions satisfactorily.
Prior to the first occupation of the extension hereby approved, an area shall be laid out within the curtilage of the property for the parking of four cars which shall be properly consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority. This area shall not thereafter be used for any other purpose than the parking of vehicles.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.
Reason - To retain planning control over the use of the building hereby approved.
This permission, hereby granted, shall be implemented only in lieu of, and not in addition to, permission granted by decision number W/02/01915 dated the 17th January 2003.
Reason - To prevent overdevelopment of the site.
