This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. The materials to be used in the construction of the external surfaces of the existing hereby permitted shall match those used in the existing building.
   
   Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

3. No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of perimeter fencing to be erected on the garage roof. The perimeter fencing shall be completed before the use hereby permitted is commenced. Development shall be carried out in accordance with the approved details.
   
   Reason - To ensure that the developmentis visually satisfactory.
