  3. The materials to be used in the construction of the external surfaces of the ancillary games room hereby permitted shall match those used in the existing dwelling.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing dwelling.

  4. The games room, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.

    Reason - To retain planning control over the use of the building hereby approved.
