This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the amended floor plans and elevations dated 19th May 2003 and amended proposed side (east) elevation dated 5th June 2003 and no other.

    Reason - To define the permission.

  3. The materials to be used in the construction of the external surfaces of the extension, detached garage and facing brickwork of the conservatory hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials which harmonise satisfactorily with the existing building.

  4. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.

  5. Before any other works hereby approved on the application site are commenced, the existing and proposed entrances shall be set back 2.4 metres from the nearside edge of the adjoining carriageway. On each side of the set back entrances splays shall be formed at an angle of 45 degrees with the highway boundary and the whole of the splayed areas shall be graded and cleared so that no part thereof exceeds a height of 0.6m above the relative level of the adjoining carriageway.

    Reason - In the interest of highway safety.

  6. Before any other works hereby approved are commenced, the construction of the vehicular access shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

    Reason - In the interests of highway safety.

  7. The development hereby permitted shall not be brought into use until the driveway, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  8. Prior to the occupation of the development hereby approved, the driveway and/or vehicular turning area shall be consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority at a gradient not steeper than 1 in 8.

    Reason - In the interests of highway safety.

  9. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  10. The first floor bedroom (3) window in the side (east) elevation shall be a high level window, as shown on the amended plans received on the 5th June 2003 and shall remain as such in perpetuity. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, or as subsequently amended, no further openings shall be inserted at first floor level into the side elevations of the extension hereby approved, without the prior approval of the Local Planning Authority to an application on that behalf.

    Reason - To preserve the amenities of the occupiers of adjoining properties.

  11. The ground levels of the development hereby approved shall be as shown on the approved plans.

    Reason - In order to ensure that the overall appearance of the development is satisfactory.
