This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. The materials to be used in the construction of the external surfaces of the dormer windows hereby permitted shall match those used in the existing building.
   
   Reason - To ensure that the proposed works are executed in materials which harmonise satisfactorily with the existing building.

3. Notwithstanding the provisions of any Town and Country Planning General Permitted Development Order no windows shall be inserted within the side elevations of the property at roof level unless otherwise agreed in writing by the Local Planning Authority.
   
   Reason - In the interests of the amenities of the adjoining properties.
