This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The accommodation proposed shall only be occupied by a person or persons employed in agriculture at Great Knighton Farm and shall only be occupied between 1st February and 31st October each year.

    Reason - The Council are only prepared to grant approval for this development, in connection with the use of the adjoining land for agriculture, and have also had regard to the special requirements in this case for seasonal worker's accommodation.

  3. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  4. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Part 1, Classes A-D of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.

    Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.

  5. On the first occupation of the accommodation hereby permitted, the number of caravans stationed to the rear of the building shall be reduced to a maximum of three.

    Reason - To enable the Local Planning Authority to monitor the effects of the proposal on the environment and control its impact.

  6. The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
