The proposed two storey side extension would result in an unsympathetic addition to the street scene and the existing dwelling by way of its scale, massing and height and its close proximity to the boundary and adjoining highway. This is compounded by the raised position of the building above the level of the road and adjoining land and as a result the side extension would appear prominent in the street scene and out of scale and character with the main dwelling. It would therefore fail to comply with policies SUR9, SUR3 and GD2 of the Wychavon District Local Plan first draft deposit and the Council's adopted Supplementary Planning Guidance 'House Extensions Advice Note'.
If approved, this proposal, combined with previous extensions would result in a significant overdevelopment of the site in this rural location. It would result in the extensions becoming the dominant part of the dwelling and having a harmful impact on the character of the dwelling and of the open countryside. It would therefore conflict with policies D10 of the Worcestershire County Structure Plan, policies BC1 and H9 of the Wychavon District Local Plan and policies SUR9 of the Wychavon District Local Plan Review First Deposit.
Despite previous alterations and extensions to the dwelling, the front elevation has maintained its original appearance. The design of the proposed extension by way of its size, roof-shape, siting, design, materials and windows fails to acknowledge or reflect the character of the original dwelling and as a consequence would be harmful to the character and appearance of this attractive period property. It would therefore fail to comply with policies SUR3 and SUR9 of the Wychavon District Local Plan Review First Deposit and the Council's adopted Supplementary Planning Guidance 'House Extensions Advice Note'.
