This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended plans received on 23rd May 2003.

    Reason - To define the permission.

  3. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  4. Details of the surface materials of roads, paths, parking areas and other hard surfaces, shall be submitted to and approved by the Local Planning Authority before development commences.

    Reason - In order to ensure that the overall appearance of the development is satisfactory.

  5. Notwithstanding the provisions of any Town and Country Planning General Permitted Development Order, no additional windows or other opening shall be inserted within any elevation or any part of the roof without the prior written approval of the Local Planning Authority.

    Reason - In the interests of the amenities of the neighbouring property.

  6. Notwithstanding the provisions of any Town and Country Planning General Permitted Development Order, no fences, other means of enclosure or any form of planting or landscaping shall be erected in front of the study window of the neighbouring property.

    Reason - In the interests of the amenities of the neighbouring property.

  7. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  8. Before the extensions hereby approved are commenced details of additional landscape planting to the front garden shall be submitted to and approved in writing by the Local Planning Authority. This landscaping shall be planted within the first available planting season from the date of the commencement of the extensions. If any of the planting was to die or become diseased within the first 5 years it shall be replaced to the satisfaction of the Local Planning Authority.
