This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted location plan and to the amended block dated 19th June 2003, floor plans and elevations received on 3rd July 2003.

    Reason - To define the permission.

  3. Samples of the external facing bricks and roof materials shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  4. The velux rooflights in side (east) elevation of the dwelling hereby approved shall be obscure glazed and shall be retained as such in perpetuity.

    Reason - To preserve the amenities of the adjoining properties.

  5. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Part 1, Classes A to D inclusive and Part 2, Class A of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.

    Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.

  6. No development shall take place until a scheme for provision of screen walls/fences has been submitted to, and approved by, the Local Planning Authority.

    Reason - To ensure that the development is visually satisfactory and to preserve the amenities of adjoining properties.

  7. Screen walls/fences referred to in condition number 6 shall be erected concurrently with the development and completed before the dwelling is occupied.

    Reason - To ensure that the development is visually satisfactory.

  8. Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.

    Reason - To preserve the amenities of the locality.

  9. The development hereby permitted shall not commence until drainage works for the disposal of both surface water and foul sewage have been carried out in accordance with the details to be submitted to and approved by the Local Planning Authority in writing.

    Reason - To ensure that the development is provided with a satisfactory means of drainage as well as to reduce the risk of creating or exacerbating a flooding problem and to minimise the risk of pollution.

  10. Before the development hereby approved is brought into use, the alterations to the existing access shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

    Reason - In the interests of highway safety.

  11. The development hereby permitted shall not be brought into use until the turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  12. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  13. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  14. The existing extension at 'The Paddocks' shown by a dotted line and to be removed on the amended site layout plan dated 19th June 2003, shall be removed before the development hereby permitted is commenced.

    Reason - To prevent overdevelopment of the site.
