This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  3. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  4. Details of the surface materials of roads, paths, parking areas and other hard surfaces, shall be submitted to and approved by the Local Planning Authority before development commences.

    Reason - In order to ensure that the overall appearance of the development is satisfactory.

  5. No development shall take place until a scheme for provision of screen walls/fences has been submitted to, and approved by, the Local Planning Authority.

    Reason - To ensure that the development is visually satisfactory.

  6. The two windows within the first floor south elevation of the dwelling hereby permitted shall be obscure glazed and shall remain obscure glazed at all times.

    Reason - In the interests of the amenities of the neighbouring properties.

  7. The two ground floor windows within the north elevation of the dwelling hereby permitted shall be obscure glazed and shall remain obscure glazed at all times.

    Reason - In the interests of the amenities of the neighbouring property.

  8. Notwithstanding the provisions of any Town and Country Planning General Permitted Development Order, no alteration to the roof of the dwelling hereby approved including the addition of windows permitted in Part 1, Classes B and C of the 1995 Order shall be constructed without prior written approval of the Local Planning Authority.

    Reason - In the interests of the amenities of the surrounding properties.

  9. Notwithstanding the provisions of any Town and Country Planning General Permitted Development Order no additional windows or other openings shall be constructed within the side elevations of the dwelling hereby approved without the prior written approval of the Local Planning Authority.

    Reason - In the interests of the amenities of the neighbouring properties.

  10. Within one month of the date of this permission a scheme of landscaping shall be submitted to and agreed in writing by the Local Planning Authoriy.

    Reason - In the interests of the visual amenities of the locality.

  11. All approved hard and soft landscaping and tree planting shall be maintained for a period of five years commencing at the completion of the final phase of implementation in accordance with the approved schedule. Any tree or other plant that is removed, uprooted or destroyed or dies or, in the opinion of the Local Planning Authority, becomes seriously damaged or defective, shall be replaced in the same position with another of the same species and size as that originally planted.

    Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the Town and Country Planning Act 1990.

  12. Before any other works hereby approved are commenced, the construction of the vehicular access shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

    Reason - In the interests of highway safety.

  13. Prior to the occupation of the development hereby approved, the driveway and/or vehicular turning area shall be consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority at a gradient not steeper than 1 in 8.

    Reason - In the interests of highway safety.

  14. Prior to the first occupation of the dwelling hereby approved space shall be laid out within the application site for 3 cars to be parked and for a vehicle to turn so that it may enter and leave the application site in a forward gear. The parking and turning areas shall be properly consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall not thereafter be used for any other purpose than the parking of vehicles.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  15. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  16. Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.

    Reason - To preserve the amenities of the locality.

  17. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.
