This decision is subject to the following conditions:

1. The permission shall relate to the originally submitted plans and to the amended plan received on 23rd June 2003 and letter dated 4th July 2003.
   
   Reason - To define the permission.

2. Notwithstanding the details indicated on the submitted, amended plans, the signs 'A' and 'B' on the buildings shall be non-illuminated, as confirmed in the letter from the applicant's agent dated 14th July 2003.
   
   Reason - In the interests of the visual amenity of the area and the visual impact of the signs.

3. The proposed "free standing" sign at the junction of the new estate road and Woodbury Lane shall be located clear of the 90 metre x 4.5 metre x 90 metre visibility splay.
   
   Reason - In the interests of highway safety.

4. The proposed lighting shall be directed away from the public highway and no such light source shall be visible from outside the extremities of the application site.
   
   Reason - In the interests of highway safety.
