This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the originally submitted plan(s) and to the amended floor plans, elevations and section received on 23rd July 2003.
Reason - To define the permission.
The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
The dormer window to the rear (south) elevation hereby permitted shall be obscure glazed and shall remain as such in perpetuity. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, or as subsequently amended, no further openings shall be inserted at first floor level into the rear elevation, without the prior approval of the Local Planning Authority to an application on that behalf.
Reason - To preserve the amenities of the occupiers of adjoining properties.
The driveway and the ground floor of the existing garage shall be permanently retained for the parking of vehicles.
Reason - To ensure the safe and free flow of traffic using the adjoining highway.
