This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended floor plans and elevations received on 23rd July 2003.

    Reason - To define the permission.

  3. Prior to any building works being first commenced, a precise specification of the proposed materials to be used in constructing the external walls including the colour and texture of any applied finishes, shall be submitted to and approved in writing by the Local Planning Authority. Details of the methods of spanning structural openings, shall be approved in the same manner.

    Reason- To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review First Deposit (June 2002).

  4. Prior to any building works being first commenced, details of the proposed new framing/repairs, using traditional methods with pegged mortice and tenon joints, as well as details of method of infilling panels, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  5. Prior to any building works being first commenced, detailed drawings of the proposed window(s) showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  6. The roof covering shall be in a good quality combed wheat straw with eaves, verges and raised ridge cut to the same pattern as the existing cottage.

    Reason- To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review First Deposit (June 2002)
