This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The hereby approved development shall be carried out in accordance with the details shown on drawing no's. TRE 08C, 09A, 10B,11,12A and 14.
Reason - For the avoidance of doubt and to define the permission.
The first floor window shown on the south west facing elevation (marked "side elevation A" on drawing no. TRE/12A), shall be permanently formed as a fixed light with obscure glass.
Reason - To prevent overlooking to the detriment of the amenities of the adjacent dwelling.
Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory.
Prior to the first occupation of the dwelling hereby approved space shall be laid out with the curilage of the property that is the subject of this permission for 3 cars to be parked and for a vehicle to turn so that it may enter and leave the application site in a forward gear. The parking area shall be properly consolidated, surfaced, drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority and that area shall not thereafter be used for any other purpose then parking of vehicles..
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
Notwithstanding the provision of Town and Country Planning (General Permitted Development) Order 1995, or any Order revoking and re-enacting that Order, with or without modification, no buildings, walls, fences or other structures shall be erected within the site curtilage, or alterations or extensions, including any additional first floor windows in the side elevation 'A' facing 'Flavedon', be made to the dwelling, unless planning permission has been granted by the Local Planning Authority upon prior application having been made.
Reason - The side occupies a prominent location on the edge of the settlement where it straddles the development boundary. This condition is necessary to protect the amenities of the local area.
The bedsit accommodation hereby approved shall be incidental to the use of the main dwelling and shall not be occupied as a separate and unassociated unit of accommodation.
Reason - To preserve the amenities of the locality.
No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed before the development is occupied or in accordance with a timetable agreed in writing with the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason - In order to ensure that there is an acceptable form of screening with adjacent properties.
