This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended site plan and car parking layout received on 6th August 2003.

    Reason - To define the permission.

  3. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  4. The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  5. Notwithstanding condition 4 the precise colour of the timber cladding to be used in the construction of the external surfaces of the extension hereby permitted, shall be subject to the approval, in writing, of the Local Planning Authority.

    Reason - To ensure that the development is visually satisfactory.

  6. Notwithstanding the details shown on the location plan, the development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved site plan received on the 6th August 2003 have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  7. The existing 1 metre high fence fronting the property shall be removed before any work authorised by this permission is commenced. Thereafter the area of land between the front main wall of the property and the nearside edge of Hanbury Road shall be kept clear of all obstructions.

    Reason - In the interests of highway safety.

  8. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.
