This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the amended plan(s) dated 15th July 2003 and no other.

    Reason - To define the permission.

  3. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - To ensure satisfactory off-street parking.

  4. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  5. The development hereby permitted shall not be brought into use until the access and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  6. The existing front and side boundaries shall be reduced to and permanently maintained at a height not exceeding 600mm above the level of the adjoining Princes Avenue carriageway for a distance of at least 2 metres each side of the proposed access points.

  7. No front entrance gates shall be erected.

  8. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  9. Notwithstanding the provisions of Article 3, of the Town and Country Planning (General Permitted Development) Order 1995, as amended, or any subsequently Order revoking or re-enacting that Order, no further windows shall be inserted on the north elevation of plot 1 or the south elevation of plot 2 of the buildings hereby approved, without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.

    Reason - To preserve the amenities of adjoining properties

  10. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Part 1, Class A-D of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.

    Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.
