This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The hereby approved development shall be carried out in accordance with the details shown on drawing no's. 755/03 and 755/04 received on 4th June 2003, and 0755/01A received on 23rd July 2003 and the requirements of any succeeding conditions.

    Reason - To define the permission.

  3. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  4. The garages shown on the approved plans shall be kept available for storage use and shall not be converted into habitable accommodation.

    Reason - In order to ensure that garage accommodation remain available for the residential use and so as to restrict pressure for additional or alternative garaging in new buildings.

  5. Before any other works hereby approved are commenced, the construction of the vehicular access shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

    Reason - In the interests of highway safety.
