This decision is subject to the following conditions:

  1. The proposal involves the creation of a detached dwelling in the rear garden of a semi-detached dwelling. It is the policy of the Local Planning Authority, as set out in the Adopted Wychavon District Local Plan, the Adopted Worcestershire County Structure Plan and the Wychavon District Local Plan Review (1996 - 2011) Revised Deposit (July 2003), to ensure that new residential development makes the best use of land whilst at the same time respecting the character of the local area and the amenities of surrounding occupiers. It is considered that, because of the narrow depth of the plot, the proposal would constitute a cramped form of development, with insufficient private amenity area. This would appear out of keeping with the prevailing design standards and development pattern established with the locality. This avenue comprises of 1930's mainly semi-detached dwellings with a clear building line and style, with long rear gardens. The proposed development would be contrary to the aims and objectives of the Wychavon District Council's Local Plan Policies H8 and H21, Policies SUR1A of the Wychavon District Local Plan Review Revised Deposit (July 2003), and Policy D11 of the Adopted Worcestershire County Structure Plan.
