This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.
Reason - To ensure that the development is visually satisfactory.
The shiplap boarding on the hereby approved development shall be stained black, or other colour agreed beforehand in writing by the Local Planning Authority, before the buildings are first brought into use, and shall thereafter be maintained in the approved colour.
Reason - In the interests of local visual amenity.
No development shall take place until there has been submitted to and approved by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land and details of any to be retained together with measures for their protection in the course of development and arrangements to be made for the permanent maintenance of the landscaped area.
Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the Town and Country Planning Act 1990.
All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the building or the completion of the development whichever is the sooner and any trees or plants which within a period of five years form the completion of the development die are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation.
Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the Town and Country Planning Act 1990.
The site drainage system shall be laid out in such a manner so as to avoid the possibility of contaminated drainage entering any surface water drainage system or watercourse.
Reason - To minimise the risk of pollution of rivers and watercourses and other surface waters.
The development hereby permitted shall not be brought into use until areas for the manoeuvring, parking, loading and unloading of vehicles have been laid out, consolidated, surfaced and drained in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority, and such areas shall thereafter be retained and kept available for those uses at all times.
Reason - To minimise the likelihood of indiscriminate parking in the interests of highway safety.
