This decision is subject to the following conditions:

  1. Application for approval of reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. The development hereby permitted shall be begun either before the expiration of:

    (a) five years from the date of this permission

    or

    (b) before the expiration of two years from the date of approval of the last of the reserved matters to be approved, whichever is the later.

    Reason - In accordance with the requirements of Section 92(2) of the Town and Country Planning Act 1990

  2. Approval of the details of the siting, design and external appearance of the building(s), the means of access thereto and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced.

    Reason - This permission is in outline only and further details of the reserved matters are required to ensure satisfactory development.

  3. This permission is for a single dwelling only.

    Reason - To ensure that the development of the site is visually satisfactory and in character with the area and to preserve the amenity of adjoining residential properties.

  4. Samples of the external facing bricks and roof materials shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  5. None of the dwellings shall be occupied until works for the disposal of sewage have been provided on the site to serve the development hereby permitted, in accordance with details to be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure a satisfactory means of drainage is available to serve the development.

  6. All foul drainage and contaminated surface water shall be discharged to the public foul sewerage system.

    Reason - To minimise the risk of pollution of rivers and watercourses and other surface waters.

  7. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  8. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  9. No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall provide details of all hard and soft landscape works, including:

    i) planting plans, including tree, hedge, shrub and grassed areas and a written specification (including cultivation and other operations associated with plant and grass establishment);

    ii) a schedule of plants noting species, plant sizes and proposed numbers and densities;

    iii) a programme of implementation.

    Reason - In the interests of visual amenity and to enhance the amenities of the locality and to ensure the satisfactory development of the site.

  10. All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the completion of the development or first occupation/use, whichever is sooner; and any trees or plants which may within a period of five years from the completion or occupation/use of the development, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species unless otherwise agreed in writing with the Local Planning Authority.

    Reason - In the interests of visual amenity and to enhance the amenities of the locality and to ensure the satisfactory development of the site.

  11. Details relating to the boundary treatment and hardsurfacing of the site shall be submitted to and approved in writing by the Local Planning Authority. The boundary treatment shall be erected in accordance with the approved details and thereafter retained, unless otherwise agreed in writing with the Local Planning Authority.

    Reason - In order to ensure that the overall appearance of the development is satisfactory and to ensure that there is an acceptable form of screening with adjacent properties.

  12. Prior to the first occupation of the dwelling hereby approved, space shall be laid out within the curtilage of the property for car parking in accordance with details to be submitted to and approved in writing by the Local Planning Authority. The parking areas shall be properly consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall not thereafter be used for any other purpose than the parking of vehicles.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  13. The garage(s) hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to ensure that the garage accommodation remains available for the residential property/ies and to restrict pressure for additional or alternative garaging in new buildings.

  14. The precise floorslab levels of the new dwelling, relative to the existing development on the boundary of the site shall be submitted to and approved by the Local Planning Authority as part of the reserved matters prior to the commencement of the development.

    Reason - This permission is in outline only and further details of the reserved matters are required to ensure satisfactory development

  15. Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.

    Reason - To preserve the amenities of the locality.

  16. No development shall take place, buildings erected or trees planted within 5 metres of the public sewer which crosses the site.

    Reason - In order to maintain essential access for maintenance, repair, renewal and to protect the structural integrity of the public sewerage system.
