This decision is subject to the following conditions:

  1. The works to which this consent relates must be begun not later than the expiration of ....... year(s) beginning with the date of the grant of this consent.

    Reason - In accordance with the requirements of Section 18 (1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

  2. Prior to any building works being first commenced, a precise specification of the proposed brick to be used, a sample of at least four bricks to provide a representative range of the colour and texture of the brick, together with a specification of the proposed mortar mix, pointing profile and finish, jointing width and bond of the brickwork, shall be submitted to and approved in writing by the Local Planning Authority. For the avoidance of doubt, a sample panel of the brickwork using the bond, mortar, jointing and pointing proposed, shall be provided and retained on site during building works as a reference. Details of the methods of spanning structural openings, band, string or dentil courses, parapets and copings, cills, and corbelling to chimney cappings shall be approved in the same manner.

    Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review First Deposit (June 2002).

    Reason: To ensure the historic and architectural character and appearance of the conservation area is properly preserved or enhanced, in accordance with Policies CB3 and CB4 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV13 of the Wychavon District Local Plan Review First Deposit (June 2002).

  3. Prior to any building works being first commenced, detailed drawings of the proposed window(s) showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review First Deposit (June 2002).

    Reason: To ensure the historic and architectural character and appearance of the conservation area is properly preserved or enhanced, in accordance with Policies CB3 and CB4 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV13 of the Wychavon District Local Plan Review First Deposit (June 2002).

  4. Prior to any building works being first commenced, detailed drawings (at a scale of not less than 1:20) of the proposed dormer window(s) showing design, construction, dimensions, all external finishes, sections through glazing bars and/or mullions, and method of opening, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review First Deposit (June 2002).

    Reason: To ensure the historic and architectural character and appearance of the conservation area is properly preserved or enhanced, in accordance with Policies CB3 and CB4 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV13 of the Wychavon District Local Plan Review First Deposit (June 2002).

  5. Prior to any building works being first commenced, detailed drawings of the proposed door(s) showing design, sections, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review First Deposit (June 2002).

  6. All new or replacement rainwater goods shall be in black painted cast iron or cast aluminium.

    Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review First Deposit (June 2002).

  7. Before any work commences on the development, a photographic survey of the buildings shall be carried out in line with the attached guidance note, and a set of the photographs deposited with the Worcestershire Archaeological Services, Planning Advisory Section, Woodbury Hall, University College Worcester, Henwick Grove, Worcester, WR2 6AJ.

    Reason - In order to inspect and record features of historical or archaeological importance which would otherwise be destroyed.
