This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.

  3. Samples of the brickwork to be used shall be submitted to and approved in writing by the Local Planning Authority before any work on site is commenced. The bricks approved in this manner shall be the only ones used and they shall be of a uniform colour and texture with no individual, groups, patches or patterns introduced into the wall faces. The brickwork shall be laid in Flemish bond with pointing in lime putty mortar brought flush with the face of the brick. Details of the methods of spanning structural openings, band or string courses, parapets and copings, cills, dentil courses to eaves and gables and corbelling to chimney cappings shall be approved in the same manner.

    Reason - To ensure the character and special interest of the listed building is preserved.

  4. Samples of the roofing materials shall be submitted to and approved in writing by the Local Planning Authority before any work on site is commenced. The materials approved in this manner shall be the only ones used.

  5. Details of all new or replacement external joinery, including doors and garage doors, shall be submitted to and approved in writing by the Local Planning Authority before any work on site is commenced. The required details shall include the style, design, construction, dimensions, methods of opening, materials, depth of external reveals, type of glass and its means of fixing, and all external finishes. All opening casements shall be so designed and constructed as to fit flush within the frame when closed and all windows shall be single glazed.
