This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended plans received on 3rd July 2003.

    Reason - To define the permission.

  3. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  4. Notwithstanding the provisions of any Town and Country Planning General Permitted Development Order, no further windows or other openings shall be inserted within the side elevations of the extension hereby approved unless agreed in writing by the Local Planning Authority.

    Reason - In the interests of the amenities of the neighbouring properties.

  5. The development shall not be brought into use until a minimum of three car parking spaces have been provided within the curtilage of the site and thereafter all of those spaces kept available for such purposes.

    Reason - In the interests of highway safety.
