This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory.
The existing buildings and portacabins indicated to be removed, shall be removed from the site before the buildings hereby approved are first brought into use.
Reason- To preserve the amenities of the area and prevent an over-development of the site.
The new offices, timberstore, joinery workshop and plant store shall remain ancillary to the existing use on the site.
Reason- In order to prevent an over-development of the site and in the interests of highway safety and amenity.
All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.
Reason - To preserve the amenities of the locality.
The proposed screen fencing and reinforcement of the existing hedgerow, as shown on the approved plans, shall be carried out in accordance with a programme of implementation which shall be submitted to and approved by the Local Planning Authority before the building hereby approved are first brought into use.
Reason- In order to ensure that there is an acceptable form of screening with adjacent properties.
Surplus building materials to the north of the parking area associated with buildings on the site shall be stored in the Storage Compound area, indicated on the submitted site plans.
Reason -To ensure that the development is visually satisfactory.
Development shall not begin until drainage works have been carried out in accordance with details to be submitted to and approved in writing by the Local Planning Authority.
Reason - To ensure a satisfactory means of drainage is available to serve the development.
The development hereby permitted shall not commence until an area has been properly laid out, consolidated, surfaced, drained and indicated within the application site in accordance with the approved plan and for cars and commercial vehicles to turn so that they may enter and leave the application site in forward gear. These areas shall thereafter be retained and kept available for those at all times.
Reason- To minimise the likelihood of indiscriminate parking in the interests of highway safety.
Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
