This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. Before any other works hereby approved on the application site are commenced the access, footway and visibility splays shall be laid out as indicated on the deposited plan, no.W03136-02B, and constructed in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority.

    Reason - In the interests of highway safety.

  3. Prior to the development hereby approved first being brought into use the driveway and car parking area shall be properly consolidated surfaced, drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority.

    Reason - In the interests of highway safety.

  4. No light source shall be visible form outside the extremities of the application site or produce more than 2 Lux horizontal or vertical illuminance at any adjacent property boundary.

    (N.B. 1 Lux if property is residential and has windows at boundary.)

    Reason - In the interests of highway and railway safety and visual amenity.

  5. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  6. Prior to the commencement of any development details of the proposed security fencing shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - In the interests of visual amenity.
