This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The building hereby permitted shall be used for the processing and storage of timber for conservation purposes only and for no other purpose as defined in Part B of the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that class in any statutory instrument revoking or re-enacting that order.
Reason - To preserve the amenities of the locality.
Details of the form, colour and finish of the materials to be used externally on the roof shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory.
Details of the size and species of the trees to be planted, in accordance with the layout shown on the submitted layout plan, shall be submitted to and approved in writing by the Local Planning Authority before the building hereby approved is erected on the site. All approved tree planting shall be maintained for a period of five years commencing at the completion of the final phase of implementation in accordance with the approved schedule. Any tree that is removed, uprooted or destroyed or dies or, in the opinion of the Local Planning Authority, becomes seriously damaged or defective, shall be replaced in the same position with another of the same species and size as that originally planted.
Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the Town and Country Planning Act 1990.
All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.
Reason - To preserve the amenities of the locality.
The "Rating Level" of noise from the extraction system and woodworking equipment shall not increase the existing background noise level whilst the site is in operation. The noise level shall be determined at a point on the boundary of the nearest noise sensitive premises. The measurements and assessments shall be made in accordance with BS4142:1997.
Reason - To preserve the amenities of the locality.
Where the above noise level is exceeded a scheme of sound attenuation of noise from the extraction system and wood working equipment shall be submitted to and approved by the Local Planning Authority. The approved sound attenuation scheme shall be carried out before the use of the premises commences.

The access arrangements, including the provision and maintenance of the visibility splays, shall accord with the requirements of the previous planning consent dated 18th August 2000(Plan No W/00/0650)
Reason - In the interest of highway safety.
Any facilities for the storage of oils, fuels or chemicals shall be sited on impervious bases and surrounded by impervious bund walls. The volume of the bunded compound shall be at least equivalent to the capacity of the tank plus 10%. If there is multiple tankage, the compound shall be at least equivalent to the capacity of the largest tank, vessel or the combined capacity of interconnected tanks or vessels plus 10%. All filling points, associated pipework, vents, gauges and sight glasses must be located within the bund or have separate secondary containment. The drainage system of the bund shall be sealed with no discharge to any watercourse, land or underground strata. Associated pipework shall be located above ground and protected from accidental damage. All filling points and tank/vessels overflow pipe outlets shall be detailed to discharge downwards into the bund.
Reason - To prevent pollution of the water environment.
Only clean surface water from roofs and paved areas shall be discharged to soakaway.
Reason - To prevent groundwater quality in the area.
