This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
The existing hedge to the rear of the property shall be retained and shall not be felled or reduced in height any lower than 1.8 metres in height without the prior written consent of the Local Planning Authority. If the hedge was to become diseased or die it shall be replaced with the same species of hedge to the satisfaction of the Local Planning Authority.
Reason - To preserve the visual amenities of the locality.
