The works to which this consent relates must be begun not later than the expiration of 5 years beginning with the date of the grant of this consent.
Reason - In accordance with the requirements of Section 18 (1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.
The existing lean-to building as shown on the approved plan no. 507/5 Rev A shall be demolished and the associated materials removed from the site before any other works hereby permitted are first begun.
Reason - In the interests of visual amenity and to preserve the character and special interest of the listed building.
This permission relates only to the conversion of the buildings and does not permit any rebuilding or major repair other than as set out in the approved plans and the details of the application.
Reason - In order to define the permission, which has only been granted for the conversion of the buildings and does not authorise new building work.
The timber framing shall be constructed using traditional methods with pegged mortice and tenon joints. All treatments to the eaves and gable verges, the infil panels to the structural framing and the external finishes to structural timber and infil panels shall be submitted to and approved in writing by the Local Planning Authority before any work on site is commenced. Full details of any plinth construction or repairs, including materials and pointing shall also be approved in the same manner.

The weatherboarding used to clad the exterior of the building/extension shall be straight feather-edged in a size to be approved in writing by the Local Planning Authority before any work on site is commenced. The weatherboarding shall be finished externally in a treatment to be approved in writing by the Local Planning Authority before the cladding is fixed in place and shall thereafter be maintained in that manner.

Prior to any building works being first commenced, a precise specification of the proposed tiles/slates to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the Local Planning Authority.

All opening casements shall be so designed and constructed as to fit flush within the frame when closed and all windows shall be single glazed.

Details of all new or replacement internal joinery and/or secondary fixings shall be submitted to and approved in writing by the Local Planning Authority before any work on site is commenced. The required details shall include size, materials and fixing of floorboards as well as the sizes, profiles, mouldings and finishes to bridging beams and joists. The construction and treatment to all new or replacement ceilings shall also be approved in the same manner.

All new rainwater guttering and downpipes shall be either cast iron or cast aluminium in half-round section, fixed with metal brackets, all to the written approval of the Local Planning Authority before they are fixed in position.

Samples of the brickwork to be used shall be submitted to and approved in writing by the Local Planning Authority before any work on site is commenced. The bricks approved in this manner shall be the only ones used and they shall be of a uniform colour and texture with no individual, groups, patches or patterns introduced into the wall faces. The brickwork shall be laid in Flemish bond with pointing in lime putty mortar brought flush with the face of the brick. Details of the methods of spanning structural openings, band or string courses, parapets and copings, cills, dentil courses to eaves and gables and corbelling to chimney cappings shall be approved in the same manner.
