This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the buildding hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason - Details shown on the drawings are not satisfactory.
The permission shall relate to the originally submitted plans and to the amended plans C974/3 B received on 16th September 2003.
Reason - To define the permission.
The development shall not start before a comprehensive scheme of landscaping has been approved in writing by the Local Planning Authority. The scheme must show the location, size and condition of all existing trees and hedgegrows on the land and identify those to be retained, together with measures for their protection during construction work. It must also show details of all planting areas, species and proposed means of screening and details of hard surface materials to be used throughout the proposed development.
Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the Town & Country Planning Act 1990.
