This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. Details of the bricks to be used externally on the walls shall be subject to the approval, in writing, of the Local Planning Authority before any work on site commences.

    Reason - To ensure that the development is visually satisfactory.

  3. Prior to any building works being first commenced, samples of the natural stone walling shall be submitted to and approved in writing by the Local Planning Authority. The stone thus approved shall be laid in coursing to match that of the existing walls/laid randomly/ laid in courses and shall be rough/hammer/chisel/ashlar dressed. All pointing shall be in lime putty bagged flush with the face of the stone. Details of the means of spanning structural openings, window surrounds, quoins, kneelers, band or string courses shall be approved in the same manner.

    Reason - To ensure the historic and architectural character and appearance of the conservation area is properly preserved or enhanced, in accordance with Policies CB3 and CB4 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV13 of the Wychavon District Local Plan Review First Deposit (June 2002).

  4. Prior to any building works being first commenced, a precise specification of the proposed tiles/slates to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the historic and architectural character and appearance of the conservation area is properly preserved or enhanced, in accordance with Policies CB3 and CB4 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV13 of the Wychavon District Local Plan Review First Deposit (June 2002).

  5. All new or replacement rainwater goods shall be in black painted cast iron.

    Reason - To ensure the historic and architectural character and appearance of the conservation area is properly preserved or enhanced, in accordance with Policies CB3 and CB4 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV13 of the Wychavon District Local Plan Review First Deposit (June 2002).

  6. Prior to any building works being first commenced, details of a precise specification of the proposed materials for the landscaping of the site (including roads, paths, parking areas and other hard surfaces) shall be submitted to and approved in writing by the Local Planning Authority.

    Reason- To ensure the historic and architectural character and appearance of the conservation area is properly preserved or enhanced, in accordance with Policies CB3 and CB4 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV13 of the Wychavon District Local Plan Review First Deposit (June 2002).

  7. No development shall take place until there has been submitted to and approved by the Local Planning Authority a scheme of soft landscaping which shall include indications of all existing trees and hedgerows on the land and details of any to be retained together with measures for their protection in the course of development and arrangements to be made for the permanent maintenance of the landscaped areas.

    Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the Town & Country Planning Act 1990.

  8. All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the building or the completion of the development whichever is the sooner; and any trees or plants which may within a period of five years from the completion of the development die, are removed or replaced in the next planting season by others of similar size and species unless the Local Planning Authority gives written consent to any variation.

    Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the Town & Country Planning Act 1990.

  9. Prior to the first occupation of the extension hereby approved, an area shall be laid out within the curtilage of the property for the parking of 2 cars which shall be properly consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority. This area shall not thereafter be used for any other purpose than the parking of vehicles.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  10. Notwithstanding what is shown on the approved drawings, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority precise details of a field gate serving the drive and parking area and a 1.20 metre high stone wall (in lieu of the proposed fence) alongside the visibility splay to the north of the entrance. The approved gates and wall shall be erected before the extension hereby approved is first occupied.

    Reason - In the interest of maintaining the usual character of this part of the Conservation Area.
