This decision is subject to the following conditions:

  1. The works to which this consent relates must be begun not later than the expiration of five years beginning with the date of the grant of this consent.

    Reason - In accordance with the requirements of Section 18 (1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

  2. The permission shall relate to the originally submitted floor plans and elevations and to the amended site plan, floor plan and elevations received on 31st July 2003 and location plan dated 13th August 2003.

    Reason - To define the permission.

  3. Prior to any building works being first commenced, a precise specification of the proposed tiles/slates to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  4. Prior to any building works being first commenced, a detailed specification of the new weatherboarding showing the dimensions, profile and a description of the stain or paint finish to be applied to the boarding and maintained in perpetuity thereafter shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  5. Prior to any building works being first commenced, detailed drawings of the proposed window(s) showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  6. Prior to any building works being first commenced, detailed drawings of the proposed door(s) and garage door, showing design, sections, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  7. Prior to any building works being first commenced, detailed drawings of the proposed rooflight(s) showing design, materials and profile shall be submitted to and approved in writing by the Local Planning Authority before fixing in place and shall be fitted so that it is flush with the outer plane of the roof slope.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  8. Prior to any building works being first commenced, details of the proposed new framing/repairs, using traditional methods with pegged mortice and tenon joints, as well as details of method of infilling panels, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  9. All new or replacement rainwater goods shall be in black painted cast iron, or cast aluminium.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Second Deposit (July 2003).

  10. Prior to any building works being first commenced, a precise specification of the proposed schedule of repairs shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policies CB5, CB9 and CB11 of the Adopted Wychavon District Local Plan (January 1998).

  11. No development shall take place until full details of the of the boundary wall and fencing, including position, height, design and materials, have been submitted to and approved by the Local Planning Authority. The boundary treatment shall be completed before the residential unit hereby approved is occupied. Development shall be carried out in accordance with the approved details.

    Reason - In order to ensure that there is an acceptable form of screening with adjacent properties and to preserve the setting of the listed buildings, in accordance with policy CB5 of the Adopted Wychavon District Local Plan (January 1998).

  12. This permission relates only to the conversion of the building(s) and does not permit any rebuilding or major repair other than as set out in the approved plans and the details of the application.

    Reason - In order to define the permission, which has only been granted for the conversion of the building and does not authorise new building work.
