This decision is subject to the following conditions:
The works to which this consent relates must be begun not later than the expiration of five years beginning with the date of the grant of this consent.
Reason - In accordance with the requirements of Section 18 (1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.
The applicants shall afford access to the existing air raid shelter on the site, for the County Archaelologist to carry out a photographic survey, prior to its demolition.
Reason: In order to inspect and record the historic features of the site prior to their removal.
No development shall take place until the applicants, or their agents, or successors in title have implemented the details set out in the Bat Roost Survey, dated 30th April 2003, submitted with the application, and the required measures have been satisfactorily carried out.
Reason - In order to ensure species protected by the Wildlife and Countryside Act 1981 are not disturbed or destroyed.
The building forming the subject of this consent shall not be demolished before a contract for the redevelopment of the site has been made and planning permission for the redevelopment for which the contract provides has been granted and remains extant.
Reason - In the interests of the visual amenity of this part of the Conservation Area.
Details of the method of control of dust emissions from the demolition work and from any stockpiles of demolished materials shall be submitted to and approved in writing by the Local Planning Authority before any works commence on site.
Reason - In order to preserve the amenities of local residents and the area.
Details of any mobile crusher to be used on the site, together with the copy of the Environmental Protection Act authorisation, shall be submitted to the Local Planning Authority before it is brought into use.

There shall be no burning of demolished materials on the site.
Reason - In order to preserve the amenities of local residents and the area.
Demolition or clearance work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance work or deliveries to and from the site on Sundays or Bank Holidays.
