This decision is subject to the following conditions:

  1. This approval of Reserved Matters relates to the Outline Planning Permission No W/01/01672/ou.

    Reason - To ensure the permission relates to the correct document.

  2. No development shall take place until samples of the materials to be used in the construction of the external surfaces of the dwelling house hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.

    Reason - Details shown on the drawings are not satisfactory.

  3. Before the dwelling hereby approved on the application site is first occupied, the new entrances to serve both the proposed dwelling and Feldon shall be set back 5 metres from the nearside edge of the Mill Lane carriageway. On each side of the set back entrances splays shall be formed at an angle of 45 degrees with the highway boundary and the whole of the splayed areas shall be graded and cleared so that no part thereof exceeds a height of 0.6m above the relative level of the adjoining carriageway.

    Reason - In the interests of highway safety.

  4. Before the dwelling hereby approved is first occupied, the construction of the vehicular access points to serve both the new dwelling and Feldon shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

    Reason - In the interests of highway safety.

  5. The development hereby permitted shall not be brought in to use until turning areas and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety.

  6. Prior to the occupation of the dwelling hereby approved the existing vehicular access on to Mill Lane serving Feldon shall be permanently closed. Details of the means of closure reinstatement of this existing access shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of work on the development hereby approved.

    Reason - To ensure the safe and free flow of traffic using the adjoining highway.

  7. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  8. Details of foul and surface water drainage for the site shall be submitted to and approved in writing by the Local Planning Authority before any work on the site commences. The drainage works shall be constructed in accordance with the approved details before the dwelling is first occupied.

    Reason - To ensure that a satisfactory means of drainage is available to serve the development.
