This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The use of the building shall enure for the benefit of the company known as "James the Fish" only and for no other purpose.
Reason - To retain planning control over the use of the building hereby approved.
Before any work commences on site the exact colour of the metal cladding shall be agreed in writing with the Local Planning Authority.
Reason - To ensure that the development is visually satisfactory.
Before the building is brought into use the first 20m of the access and approach driveway shall be widened to 5m.
Reason - In the interest of highway safety.
The lorries operating from the site shall be no larger than 10 metric tons.
Reason - To preserve the amenities of the locality.
