This decision is subject to the following conditions:

  1. This approval must be read in conjunction with outline planning permission ref:W/03/00351/OU and the conditions attached thereto.

    Reason - The outline permission and the approval of reserved matters must be considered together.

  2. The permission shall relate to the amended plan(s) dated 18th December 2003 and no other.

    Reason - To define the permission.

  3. No development shall take place until samples of the materials to be used in the construction of the external surfaces of the dwelling hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.

    Reason - Details shown on the drawings are not satisfactory.

  4. The front boundary walls for a distance of at least 2.4 metres each side of the access shall not exceed a height of 600mm above the level of the adjoining Cherry Orchard carriageway.

    Reason - In the interests of highway safety.

  5. No front entrance gates shall be erected.

    Reason - In the interests of highway safety.

  6. The development hereby permitted shall not be brought into use until the parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and this area shall thereafter be retained and kept available for the parking of vehicles at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
