This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the originally submitted plan(s) and to the amended plans received on 27th August 2003.
Reason - To define the permission.
The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials which harmonise satisfactorily with the existing building.
Samples of the external facing bricks and roof materials for the new garage/store outbuilding shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory.
The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.
Reason - To retain planning control over the use of the building hereby approved.
The garage/store outbuilding shown on the approved plans shall be kept available for domestic storage use only and shall not be converted into habitable accommodation.
Reason - In order to ensure that garage accommodation remains available for the residential use and so as to restrict pressure for additional or alternative garaging in new buildings.
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
