This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The weatherboarding used to clad the exterior of the building/extension shall be straight feather-edged in a size to be approved in writing by the Local Planning Authority before any work on site is commenced. The weatherboarding shall be finished externally in a treament to be approved in writing by the Local Planning Authority before the cladding is fixed in place and shall thereafter be maintained in that manner.
Reason - To ensure the character and special interest of the listed building is preserved.
All new rainwater guttering and downpipes shall be either cast iron or cast aluminium in half-round section, fixed with metal brackets, all to the written approval of the Local Planning Authority before they are fixed in position and retained thereafter.

The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.
Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area and Green Belt.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Part 1 & Part 2 of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.
The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

Before the development hereby approved are brought into use, the existing vehicular access shall be re-constructed in accordance with a specification to be submitted to and approve in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

The garage doors hereby approved shall be constructed of oak and side hung and thereafter permanently retained.
Reason - In the interests of visual amenity and to ensure that the character and special architectural interests of the Listed Building is preserved.
