The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
Within the first planting season following commencement of the works, any gaps within the existing hedgeline fronting Worcester Road shall be infilled with hawthorn (Crataegus monogyna) - to be minimum size 600-900mm, planted at 450mm centres. This hedge shall, at maturity, be retained at a minimum height of 1.8 metres.
Reason - In the interests of the visual amenities of the locality.
Any plant which, within a period of 5 years from the date of completion of the planting, is removed, uprooted or destroyed or dies or, in the opinion of the Local Planning Authority, becomes seriously damaged or defective, shall be replaced in the next available planting season in the same position with another of the same species and size as that originally planted.
Reason - In the interests of the visual amenities of the locality.
Notwithstanding the details shown on the submitted plan, hereby approved, the backfill between the proposed wall and existing embankment shall be finished no higher than 0.5 metres below the top of the wall. Furthermore, the backfill shall be graded from this junction to tie in with the existing ground levels at the base of the hedge.
Reason - To preserve the existing hedgegrow in the interests of the visual amenities of the locality.
Details of the form, colour and finish of the materials to be used externally on the wall and mesh fence shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory.
The ground levels of the field along the line of the proposed wall shall not be raised or altered in any way without the prior approval of the Local Planning Authority, in writing.
Reason - To ensure that the ground levels are not altered in the interests of he visual amenities of the locality.
The proposed brick part of the wall shall be no higher than one metere in height from the existing ground level.
Reason - To define the permission in the interests of the visual amenities of the locality.
The overall height of the boundary wall and fence shall be no higher than two metres in height as measured from the existing ground level upon which it is constructed.

All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.
