  2. The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  3. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.
